## Commercial scaffolding that works around the programme

Commercial scaffolding is not simply a larger version of a house scaffold. A commercial site has more people moving through it, more materials arriving, more trades working at different levels and more consequences when access is late. The scaffold has to be planned around deliveries, fire routes, public footways, hoists, cranes and the sequence of the build — then adapted as the building changes.

ATC Scaffolding supplies and erects commercial access scaffolding for offices, retail units, warehouses, schools, apartment developments, industrial buildings and refurbishment projects. We can provide external access to an elevation, internal birdcages and staircase towers, loading bays, temporary roofs, fans, gantries and designed structures where standard tube-and-fitting arrangements are not enough.

The process starts with a proper site visit. We look at the structure, ground conditions, neighbouring buildings, delivery routes and the work your trades need to do. You receive a written quote, the agreed scope and a practical erection date. Our own team then erects, inspects and adapts the scaffold as the programme moves, with a standard twelve-week hire period unless the project needs longer.

What it costs to get wrong

## What happens when this is left, rushed or under-specified

On a commercial project, poor access multiplies through every trade behind it. The cheapest scaffold on paper can become the most expensive line on the programme when it blocks people, materials or work fronts.

### A missed erection date becomes site-wide standing time

When the roofer, cladder or brickwork gang cannot start, the delay rarely stays with one trade. Labour, plant and follow-on tasks all move, while the main contractor still carries the coordination cost.

### The wrong loading arrangement creates manual handling

## Commercial scaffold planning, from ground level up

The most useful commercial scaffold is the one that disappears into the programme: trades can reach their work, materials can move, public routes stay protected and the site team knows what can and cannot be changed. These are the practical decisions we cover before erection.

### Survey, access and the site logistics plan

We assess where standards can stand, what load the ground can take, where ties can be fixed and how the scaffold interacts with hoardings, welfare, site gates, crane zones and delivery routes. On a tight urban site, a few metres of overlooked access can make the difference between a usable scaffold and a daily obstruction.

We also look at the building's stage of construction. Existing façades, unfinished slabs, party walls and occupied entrances each change the way the scaffold is based, tied and protected. Those constraints belong in the quote, not in a variation after the wagon arrives.

### Loading bays, hoists and safe material movement

A loading bay is a working part of the access system, not simply an extra platform. Its position, width, duty and relationship to the floor plates need to match what the trade is actually lifting. If a goods hoist is part of the project, its landing gates and interface with the scaffold must be coordinated so people and materials do not share an uncontrolled edge.

Where the loads or geometry fall outside a standard arrangement, the scaffold design and loading information must be agreed before erection. We can coordinate the access requirement with the principal contractor and the relevant designer so the site is not making structural assumptions on the day.

### Public protection and occupied buildings

Commercial scaffolding often stands beside people who are not part of the construction team. A pedestrian gantry, fan, debris netting, brick guards, sheeting or a controlled entrance may be needed to keep materials and vehicles separate from the public. Where the scaffold occupies a pavement or highway, licence requirements need to be identified before the erection date.

For occupied offices, shops and facilities, we plan around opening hours, deliveries, fire exits and emergency routes. The aim is not just to get the scaffold up; it is to keep the building usable while the work is underway.

### Phased sites and live alterations

On a new build, access may move from brickwork to roof, cladding and finishing. On a refurbishment, one elevation may be complete while another remains live. Phasing the scaffold avoids paying for access the site cannot use yet and lets the structure follow the programme as the building rises.

Every alteration needs to leave the remaining scaffold stable, protected and suitable for the next trade. We ask site teams to call before removing a tube, tie, board or guardrail so the change can be carried out and recorded by a competent scaffolder.

### Inspection, handover and responsibility

Scaffolding is inspected before first use, at intervals of no more than seven days and after an event likely to affect its stability, such as high winds or a significant alteration. The site should retain the inspection record and ensure the installation is used only for its intended loading and configuration.
